Burnt your Fingers in Real Estate? Now, Invest in Mexico Real Estate

If you faced setbacks after investing in US real estate market then try Mexico Real Estate.

Here's why.

Phil had invested his savings on couple of homes back in USA. When the subprime crisis emerged, his properties valuations took a nosedive. He had planned on selling those homes for a neat profit but the recession cruelly and abruptly crushed his dream. He is not alone. Thousands of such real estate investors bore the brunt of recession and are now wondering with properties they are saddled with. Even though, the USA's economy is recovering, the real estate prices are not improving. They are still languishing at the bottoms with no real signs of recovery.

This is not a one off story. Apart for such examples, while interacting with people, I also frequently hear people complain that they are sitting on their money with no clue to where to invest them safely. My answer is to invest in Mexico Real Estate. More often then not, I see genuine surprise in their faces. Then I explain to them that Mexico is an emerging economy which is on the fast lane to development. Infrastructure is improving all the time with billions poured in to developing roads, airports and other amenities & facilities. Major auto manufacturing companies have recognized the importance of this region and have established production facilities in Mexico. This has resulted in a spurt of jobs which has led to people migrating to cities. The direct result has been the increase the demand for better houses.

There are other factors also which make Mexico a safe real estate investing destination. Mexico is a tourist destination par excellence. It is famous all over the world for its beautiful beaches, tropical forests, ancient architecture and a vibrant culture. Every year millions of tourists from US, Canada and Europe come to famous destinations like Cancun, Playa del Carmen, Puerto Vallarta and Cabo San Lucas to enjoy its pristine beauty. The Mexican government and local authorities are increasingly investing more and more capital to improve these destinations and discover new locations. One crucial aspect of these efforts has been the emphasis on sustainable development. Authorities have taken great pains to ensure that while infrastructure and facilities have improved, they do not impact the ecology of the area in any adverse way. This way, the natural beauty and charm of the area has not been sacrificed at the altar of economic prosperity. A fine balance of economic progress with environmental concerns has been struck for greater good.

A huge traffic inflow means real estate boom and more chances of your real estate prices appreciating over a time. The prices of properties in Mexico very reasonable and the choices are many. This is the time to invest in Mexico real estate before the market rise to higher levels.

Does Retiring in Puerto Vallarta really make Sense

The recession in USA has hit almost all section of the society and every age group. Those who were looking forward to retirement witnessed their whole life savings shrink before their own eyes. Now, the situation is that they no longer have enough savings to retire or buy a retirement home for themselves in USA. So what are the options for them? Will the dreams of a peaceful and relaxed retirement harbored by them crumble? The answer is No!

Retiring in Mexico and more specifically, Puerto Vallarta is an excellent choice. Many of Americans think of Mexico as some strange foreign country. But they are wrong. Mexico is a large and developing country with scenic and developed cities. Of late there has been a negative campaign in U.S. Press regarding the security situation in Mexico. The fact is that Mexico is a relatively safe and secure nation. There are few places where the government is engaged in a fight with drug cartels and those areas see violence. But then U.S.A is also not immune to violence! The cities and towns in Mexico such as Puerto Vallarta, Playa del Carmen and Cancun are very secure places which see lot of tourist activity. These cities regularly host international conventions and are business and traffic hubs for the region. It is quite a tell tale indication of how safe these areas are. Over a million US expats live in Mexico without any problem and safety issues. If that cannot convince you about security issue in Mexico then nothing can. Mexicans are proud and warm people who always sport a smile. It is not just Mexico's beaches and towns which attract people from all over the world but also its charming inhabitants who lend such good vibes to this heavenly country.

Mexico is just south of USA and is very well connected with road, air and water. It has international airports which also serve as transport hub for this region. For anybody contemplating buying a second home or a retirement home in Mexico, traveling to Mexico will not be a problem.

Many Americans believe that Homes in Mexico are as much costly as they are back in USA. The truth is that the properties that they view on websites are high end homes which maybe beachfront or oceanfront located at some of the best places in Mexico. Since, these areas are much in demand; they are priced higher than regular properties. So it makes sense that luxury properties in Mexico will be comparable to regular US house price wise. That means for the same money, you can get a fabulous Home in Mexico. If you would rather save more money than you can chose properties bit further than the beach. Here cheaper priced homes and, apartments are easily available. You can try new upcoming areas which have great prospect in coming years. So by the time you retire, not only will you have a home in fully developed area but also a home whose value has increased by manifolds!

Mexico also has a cheaper standard of living. With your savings you will be able to afford many luxuries that are impossible in USA. Your dollar will run longer in Mexico. The fact the Mexico boasts of world class and affordable medical infrastructure make the case of spending your retirement in Puerto Vallarta much stronger.

3 New Highway Bridges in Playa del Carmen to Ease Traffic

Playa del Carmen Real Estate
has witnessed feverish pace of infrastructure development in last few years. These enhancements and progress has not only made the life of its citizens and travelers easy but also have given the city an urban touch and efficiency which is expected by tourists from around the world. What these developments have ensured is that Playa del Carmen has emerged as a tourist hub in the region attracting travelers from all over U.S, Canada and Europe.

One such development is construction of three new highway bridges which are right now almost half way through. These bridges are being constructed over the Playa del Carmen's main intersections with the Cancun-Playa del Carmen-Tulum federal highway. These bridges will go a long way to ease the traffic at these main intersections. Once these bridges come up, residents will be able to move from one part of the city to the other without the delays of waiting for all the through traffic. Since, Playa del Carmen is expected to receive a rush of tourist this year also, these bridges are a very welcome addition to the city. The bridges will make a commute between the new developments in the northern part of Playa del Carmen and the conveniences located in the south much easier.

One of the communities which will particularly be benefitted will be Villas Tranquilidad in El Cielo which has access to the federal highway just before the point where the bridges begin. Just where the bridges end there is a Sam's Club, and Playa del Carmen's newest shopping mall, Centro Maya, which includes a City Club (a new Mexican version of Sam's), and Soriana, a supermarket, a movie theater and many other amenities. With the bridges the commute time which is right now half an hour will take just 10 minutes. No doubt, the residents are very elated at the prospect of bridges coming up in near future.

Initially when the plan for the bridges was announced, there were some dissenting voices. Some protested that the bridges will have an effect of dividing the city in to beach side of the highway and the other non-beach side. But the concerns were unfounded and didn't generate lot of support. The bridge design has been made intelligently with posts instead of closed concrete, allowing for clear vision to the other side. While approaching the completed section of the first bridge on a small downtown road, a vehicle driver will not notice the bridge until reaching the federal highway itself.

Thinking of Retiring in Mexico?

Mexico has always fascinated Americans. Many Americans toy with the idea of retiring to Mexico all their lives and many of them do take the plunge. As the cost of living in USA is increasing every day and standard of living Mexico improving, more people are opting to retire permanently to Mexico. A retirement destination with sunny climate, beautiful beaches, friendly people, good medical care facilities, stable government, booming economy and world class real estate – Mexico is all this and more. The best part is that one can retire in Mexico and lead a very comfortable life for very less as compared to USA. Retiring to Mexico is not as complex as people think. In fact, Mexico is retirement friendly.

The Mexican authorities offer attractive benefits like a special visa and inexpensive health care for expats who come to Mexico attracted by the warm weather and white beaches. The “rentista” is a special type of non-working visa available to retirees 51 and older. To obtain a “rentista”, an expat needs to provide a letter from the bank or social security administration confirming that he/she receives a certain minimum income each month. Expat Retirees are also eligible for IMSS, medical insurance system. MSS stands for Instituto Mexicano del Seguro Social. It's a Mexican social security plan that costs $200 per year and covers medical, dental, and vision care. IMSS gives you complete coverage including prescription meds except for certain preexisting conditions that have varying time periods before they are covered.

To encourage retirees to buy Mexico Real Estate, Mexican government has made buying property in Mexico for foreigners a simple process. Non-Mexicans can obtain direct ownership of property in the interior of Mexico. However, foreigners cannot own property outright within the restricted zone i.e. property in Mexico within 50 miles of the coast or 100 miles of a national border. Foreigner needs to set up a Mexican corporation which will technically own the land or a beneficial trust called a fideicomiso.

While buying Real Estate in Mexico, an expat make sure to contact a reputable real estate agent to help you get your corporation or trust established in right order. Since, there is no real estate license system for selling and buying property in Mexico, meaning that anyone can be a real estate agent whether or not they are familiar with the intricacies of laws and procedures. Before purchasing property in Mexico, research real estate companies and choose one only after evaluating their experience, references and communication skills.

Since property taxes in Mexico known as Predial is substantial lower in Mexico as compared to USA, buying Mexico real estate makes more sense than ever. You need to pay taxes only on slated sale price every year even if the property's value increases.

The manifold benefits to retirees such as cheap luxury condos, affordable healthcare system, breathtaking beauty, relaxed atmosphere and rich culture are just what expats look for and get in Mexico. If you're contemplating about retiring and purchasing home in Mexico, you're in for an exciting journey.
